STUDENT TURNS

We started doing Student Turns over a decade ago, and have since completed tens of thousands of bed spaces in student housing all over the country. Over the years, we realized a few things: 1. If we focused on eliminating the stress and anxiety of the Managers during these Turns, most everything else fell into place. 2. In order to eliminate the inconsistencies often seen in these chaotic, time-sensitive days and weeks, we needed to come up with a more systemized process to mitigate the number of callbacks, provide a more organized work flow, and eliminate the inevitable headaches that seem to always come during these Turns. Our innovative, proprietary system has streamlined these operations and has provided a more methodical approach, ensuring that the process is much more structured and the results much more consistent.

UNIT BY UNIT RENOVATIONS

Grindstone Pros understands that maximizing rental income for most owners is of primary importance. Renovating entire buildings are oftentimes not economically feasible, which is why doing unit-by-unit renovations as apartments become vacant is usually a more desirable strategy. Our process analyzes the unit availability at your property, prepares the scope of work and initial proposal prior to upcoming vacancy, and can start the renovation immediately upon move-out. This results in a fast, cost-effective turnaround with minimal income loss and downtime.
